1. Introduction & Acceptance
These Terms and Conditions ("Terms") govern entry into any DreamKeys property competition (each, a "Competition") operated by DreamKeys (Pty) Ltd, a company incorporated in the Republic of South Africa ("DreamKeys", "we", "us", "our"). By submitting an entry, you ("Entrant", "you") agree to be bound by these Terms, our Qualifier Rules, and our Privacy Policy in full. If you do not agree, do not enter. These Terms constitute a binding agreement between you and DreamKeys under the laws of the Republic of South Africa.
2. Definitions
"Entry" means a completed, fully correct Qualifier Attempt and entrant details submitted together with payment of the Entry Fee for a specific Competition.
"Entry Fee" means the R100 (one hundred Rand) fee payable per Entry, which covers administration of the qualifier mechanism and independent audit.
"Question Bank" means the published set of 30 general knowledge questions about South Africa, each with four multiple choice options and one objectively correct answer, from which each Entrant's qualifier questions are drawn at random.
"Qualifier Attempt" means an Entrant's single, timed attempt to correctly answer three questions drawn at random from the Question Bank, as described in clause 8.
"Property" means the specific residential property offered as the prize for a given Competition, as described on the relevant property page at the time entries open.
3. Nature of the Competition: A Test of Skill and Merit
This is a competition of skill and merit. It is not a lottery, raffle, or game of chance, and no prize is ever awarded by lot or random draw.
The Competition has two stages. First, every Entrant answers three general knowledge questions about South Africa, drawn at random from a published Question Bank of 30, each with a single objectively correct answer, timed on DreamKeys' servers. Second, the 100 Entrants who answered correctly in the shortest verified time ("Finalists") each submit a short written piece, which is scored by DreamKeys' judging team against a published rubric. The winner is the Finalist with the highest rubric score, as set out fully in clause 8.
Because the second stage involves scored assessment of a written submission against fixed criteria, it necessarily involves human judgment, unlike the first stage which is fully automated. DreamKeys applies the same published rubric to every Finalist and discloses that rubric in clause 8.6. Entrants acknowledge that a genuine standard of knowledge and attentiveness is required to pass the Qualifier Attempt, and that DreamKeys may disqualify any Entry obtained through automated tools, assistance from another person, or other conduct inconsistent with an individual Entrant's own unaided effort, as set out in clause 7.
4. Eligibility
To enter, you must: (a) be a natural person aged 18 years or older at the date of entry; (b) be a South African resident, or otherwise be legally permitted to receive the Property under South African law; (c) hold a valid payment method in your own name; and (d) not fall within any excluded category listed in clause 4.1. Identity verification (including a valid South African ID number) is required only of the winner, at the stage described in clause 11, not at the time of entry.
4.1 Excluded persons. The following persons may not enter and, if identified, will be disqualified and any prize forfeited: directors, employees, contractors, or agents of DreamKeys or its holding, subsidiary, or associated companies; the independent auditor referred to in clause 9; any supplier of goods or services in connection with a Competition; and the immediate family members (spouse, parent, child, sibling) or persons ordinarily resident in the same household as any of the foregoing.
5. Entry Process & Fee
To submit an Entry, you must provide your name, email address, and phone number, complete a Qualifier Attempt for the relevant Competition, accept these Terms, and pay the Entry Fee in full via the payment methods made available on the Platform. No account or password is required to enter. Entries are only valid once payment has been successfully processed. The Entry Fee is used to fund administration of the qualifier mechanism, independent audit, and the general commercial operations of DreamKeys.
5.1 Refunds. The Entry Fee is non-refundable once your Qualifier Attempt has been submitted, except: (a) where DreamKeys cancels a Competition under clause 14; (b) where your Entry is rejected solely due to a technical processing error on our part; or (c) as otherwise required by South African consumer protection law.
5.2 Acceptance record. Your acceptance of these Terms and your confirmation of eligibility under clause 4 are recorded by DreamKeys at entry creation, together with a timestamp, for audit and dispute-resolution purposes.
6. Multiple Entries
There is no limit on the number of Entries a single person may submit, whether for the same Competition or across different Competitions. Each Entry requires its own separate Qualifier Attempt and its own Entry Fee; submitting more Entries does not carry over correctness or time from a previous attempt. DreamKeys uses automated human verification technology (clause 7) to ensure Entries are submitted by real individuals rather than automated scripts or bots; beyond that, DreamKeys does not otherwise restrict how many times a genuine individual may attempt to qualify.
6.3 Referral programme. DreamKeys may operate a referral programme under which an entrant who shares their personal invite link earns referral credit of R50 for every paid entry completed by a person who registered via that link. Credit accrues on each such paid entry, without limit. Referral credit is an account balance denominated in rands that may be redeemed only against the Entry Fee for future entries on this platform, at the rate of the full Entry Fee per entry. Referral credit has no cash value, cannot be withdrawn, exchanged, or transferred, and is not a payment, commission, or reward scheme of any other kind. Entries settled using referral credit or a gift code are recorded at R0 and do not themselves generate further referral credit. An entry settled with referral credit is a full and equal entry for all purposes of these Terms. Self-referral, the use of false or duplicate identities, and any automated or fraudulent generation of referrals are prohibited and are grounds for disqualification under clause 10 and forfeiture of accrued credit. DreamKeys may modify, suspend, or discontinue the referral programme at any time; credit already earned will be honoured.
7. Qualifier Attempt: Integrity Requirements
By starting a Qualifier Attempt, you warrant that: (a) you are personally answering the questions yourself; and (b) you are not using any automated tool, bot, script, browser extension, or other software to view questions, select answers, or submit your attempt on your behalf. DreamKeys enforces (b) technically through human verification technology (such as reCAPTCHA) on every Qualifier Attempt, and may additionally review server side records to detect automated or assisted attempts. There is no restriction on retrying after an unsuccessful or successful attempt (see clause 6).
8. The Qualifier Mechanism & Winner Determination
8.1 Question Bank. DreamKeys maintains a published bank of 30 general knowledge questions about South Africa, each with four multiple choice answer options and a single objectively correct answer, fixed before a Competition's entry period opens and not altered during it.
8.2 Random question selection. When an Entrant starts a Qualifier Attempt, one question is selected from the Question Bank entirely at random for that attempt. Different Entrants will typically be served different questions. Random selection exists solely to prevent one Entrant's answer being shared with another to unfairly assist them, and has no bearing on the correctness required to pass: every question in the bank has exactly one right answer regardless of which is served.
8.3 Passing requirement and Round 2 code. An Entrant passes the Qualifier Attempt only by answering the question served to them correctly. Correctness is verified automatically against the single correct answer recorded before the attempt began, and cannot be altered after the fact. On passing, a unique Round 2 code is issued to the Entrant (displayed on screen and sent to the Entrant's email address). The code identifies that specific passing Entry, is not transferable, and admits one Round 2 submission under clause 8.5.
8.4 Round 2 opening. Round 2 (the Valuation Round) opens only once the Competition's funding target (clause 8.8) has been reached, on a date announced on the Competition page and by email to every Entrant holding a valid Round 2 code. Every Entrant who passed under clause 8.3 and paid the Entry Fee in full is eligible to make one Round 2 submission per passing Entry; there is no intermediate elimination between Round 1 and Round 2.
8.5 Round 2 submission: valuation and rationale. Before submitting, each eligible Entrant is shown the Competition's published Information Pack: the prize property's material facts (including location, size, and features) and genuine recent comparable sales data for the relevant area, identical for every Entrant. Each Entrant then submits, within the published window: (a) a single numeric valuation of the prize property in rands; and (b) a single written rationale, within the published word limits, explaining the reasoning behind that valuation with reference to the Information Pack. One submission per passing Entry; submissions are final once made.
8.6 Rubric judging of rationales. Each written rationale is scored by DreamKeys' judging team against a published rubric of fixed criteria (including use of the Information Pack, soundness of valuation reasoning, and realism of method), each scored on a published numeric scale. The same rubric and process is applied identically to every submission in a given Competition. The rubric score of the written rationale is the primary determinant of the winner. The numeric valuation itself is not scored and does not earn points; its only role is tie resolution under clause 8.7. This step involves the reasoned judgment of DreamKeys' judging team applied consistently against the published criteria, and is not a random or chance-based process.
8.7 Winner determination and tie resolution. The winner is the Entrant whose rationale receives the highest total rubric score under clause 8.6. If two or more rationales receive an exactly equal highest score, the tie is broken in favour of the tied Entrant whose numeric valuation is closest to the property's independent professional valuation, obtained by DreamKeys from a registered professional valuer and published (together with the valuer's identity) when results are announced. If a tie somehow remains (including where tied Entrants submitted identical valuations), the remaining tied Entrants will each be invited to submit one further short written motivation, scored against the same rubric, and the highest score among those wins. DreamKeys will never resolve any stage of a Competition by lot, chance, or random draw.
8.8 Funding contingency (please read carefully). DreamKeys does not own the prize property when entries open. Each Competition has a funding target; the prize property (matching the published Prize Profile, clause 11.1) is purchased by DreamKeys only after that funding target is reached. If the funding target for a given Competition is not reached, no winner will be declared for that Competition and no prize (in property or cash form) will be awarded, notwithstanding that Entrants have paid Entry Fees and Finalists may have been selected and scored. Entry Fees paid remain non-refundable in these circumstances except as set out in clause 5.1 and clause 14. DreamKeys will disclose the funding status of a Competition on the Competition page and will not proceed to declare a winner while funding is not confirmed secured. The current Competition’s entry period is scheduled to close on 31 December 2026. If the funding target has not been reached by the scheduled closing date, DreamKeys may, at its election, either (a) extend the closing date by a period announced on the Competition page and by email to all Entrants, or (b) close the Competition without a winner in accordance with this clause 8.8, in which case Entry Fees remain non-refundable as set out above.
8.9 Records. The Question Bank, the specific question served to each Entrant, the Information Pack as published, every numeric valuation and written rationale submitted, each Entrant's submitted answers, the exact elapsed time of every attempt, every Finalist's written submission, and every rubric score awarded, are retained for a minimum of three years and made available to the independent auditor referred to in clause 9.
9. Independent Oversight & Transparency
Each Competition's qualifier mechanism (the Question Bank, the random selection method, and the timing and finalist-ranking logic described in clauses 8.1–8.4) is reviewed and certified by an independent accountant, registered auditor, attorney, or advocate who is not an employee of DreamKeys, before that Competition's entry period opens. That same independent reviewer also examines DreamKeys' rubric (clause 8.6) before Finalists are notified, and, after a winner is declared, confirms that the published rubric was applied consistently across all scored Finalists. After a winner is determined, DreamKeys will publish a transparency report summarising: the total number of valid Entries received, the number of Entrants who passed the Qualifier Attempt, the number of Finalists, the auditor's certification that clauses 8.1–8.7 were followed as written, and the winning entry number (and the winner's name, with their consent). A public leaderboard showing entry numbers and correctness (never names or other personal information) is available so the qualifying stage can be independently verified by any Entrant, journalist, or regulator.
10. Disqualification
DreamKeys may disqualify any Entry or Entrant, at any stage, where it reasonably believes: the Entrant is ineligible under clause 4; the Entry breaches clause 7 (qualifier integrity, including circumventing human-verification technology); the Entrant has attempted to manipulate, defraud, or interfere with the qualifier or timing mechanism; or the Entry fee payment is reversed, disputed, or fraudulent.
11. The Prize: Prize Profile, Acquisition, Verification & Transfer
11.1 Prize Profile. The prize for each Competition is a residential property matching that Competition's published Prize Profile: a stated minimum property value (the "Prize Budget") and a stated geographic area, both displayed on the Competition page before entries open and not reduced during the Competition. Properties depicted on the website, including names, photographs, specifications and virtual tours, are illustrative examples of the calibre of home the Prize Profile describes. They are not the specific prize, and DreamKeys does not represent that it owns, controls, or has any right to acquire any depicted property.
11.2 Acquisition after funding. DreamKeys acquires the prize property only after the Competition's funding target is reached (clause 8.8). Once funding is secured and a winner is verified, DreamKeys will purchase a property matching the Prize Profile. The winner will be consulted on the selection from properties matching the Prize Profile that are available on the market at the time, but the final selection, at no less than the Prize Budget in value, rests with DreamKeys acting reasonably. Registered title is transferred into the winner's name, with standard conveyancing and transfer duty costs covered by DreamKeys unless otherwise stated on the Competition page.
11.3 Cash election. If the winner reasonably believes they will be unable to afford the ongoing costs of owning and living in a property matching the Prize Profile (including but not limited to municipal rates, levies, insurance, and maintenance), the winner may instead elect, in writing and within 30 days of being notified as the winner, to receive 50% of the Prize Budget in cash in lieu of the property. This election is final once made. Payment will be made within a reasonable time after the election, less any withholding required by law, subject to standard identity and banking verification. Other than this election, there is no cash or substitute alternative unless DreamKeys expressly offers one in writing.
11.4 Verification. The provisional winner must, within 14 days of notification, provide valid identification and any further documentation reasonably requested to verify eligibility; failure to do so may result in forfeiture and DreamKeys proceeding to the next-highest-scoring eligible Finalist under clause 8.7.
11.5 Taxes. The winner is solely responsible for any tax liability (including but not limited to income tax or donations tax considerations) arising from receipt of the prize, and should obtain independent tax advice. DreamKeys covers transfer duty and standard conveyancing fees as stated on the relevant Competition page where a property is taken.
12. Winner Announcement & Publicity
Subject to the winner's consent, DreamKeys may publish the winner's name, province, photograph, and testimonial across its website and marketing channels. Consent to appear in marketing materials is never a condition of receiving the prize, and a winner may decline participation in publicity without affecting their entitlement to the Property.
13. Data Protection & POPIA
DreamKeys processes personal information you submit (including your Qualifier Attempt records, contact, and identification details) in accordance with the Protection of Personal Information Act 4 of 2013 ("POPIA"). We process this information to administer the Competition, conduct judging, verify eligibility, comply with legal obligations, and, where you've consented, for marketing communications.
13.1 Your rights. You have the right to access, correct, or request deletion of your personal information, to object to processing, and to lodge a complaint with the Information Regulator of South Africa. Requests can be directed to our Information Officer at the contact details in clause 19.
13.2 Retention. Entry and judging records are retained for three years for audit purposes; other personal information is retained only as long as reasonably necessary for the purposes described above or as required by law.
13.3 Third parties. We do not sell personal information. Limited information may be shared with the independent auditor, payment processor, and, where legally required, regulators such as the National Consumer Commission.
14. Cancellation, Postponement & Force Majeure
DreamKeys may cancel, suspend, or postpone a Competition where required by law, on the advice of legal counsel, or due to circumstances beyond its reasonable control (including but not limited to natural disaster, failure of the Property to remain available, or regulatory intervention). In the event of cancellation after Entries have been accepted, DreamKeys will, at its discretion, either refund Entry Fees in full or offer entrants the option to transfer their Entry to a future Competition.
15. Limitation of Liability
To the maximum extent permitted by South African law, DreamKeys' liability to any Entrant arising out of or in connection with a Competition is limited to a refund of the Entry Fee paid by that Entrant. DreamKeys is not liable for indirect, incidental, or consequential loss. Nothing in these Terms limits any liability which cannot lawfully be limited under the Consumer Protection Act 68 of 2008 or other applicable law.
15.1 Indemnity. You agree to indemnify and hold harmless DreamKeys, its directors, employees, and agents against any claim, loss, damage, liability, or expense (including reasonable legal fees) arising from your breach of these Terms, any misrepresentation by you, fraudulent conduct, or your violation of any law or third-party right in connection with your Entry.
15.2 Entrant warranties. By entering, you warrant that all information you provide is true and complete, that you meet the eligibility requirements in clause 4, and that you enter in your own name and on your own behalf unless expressly permitted by DreamKeys in writing.
15.3 Technical interruptions & connectivity. The Qualifier Attempt is a timed exercise conducted over the internet. You enter using your own device and internet connection, at your own risk. The elapsed time of your attempt is measured on DreamKeys' servers from the moment your questions are issued until your answers are received, and continues to run during any interruption on your side, including device failure, browser closure, power failure, or loss of connectivity. If your attempt is interrupted, you may resume the same attempt with the same questions, but the clock is not paused, reset, or adjusted. DreamKeys is not liable for any loss of time, failed attempt, or unsubmitted answers attributable to your device, software, network, or internet service provider, and no refund or replacement attempt is due in those circumstances. Where an interruption is caused by a verified failure of DreamKeys' own platform, DreamKeys' sole obligation is, at its election, to grant a replacement attempt or refund that attempt's Entry Fee.
16. Amendments
DreamKeys may amend these Terms and the Qualifier Rules prior to the opening of a Competition's entry period. Once entries for a specific Competition have opened, the rules governing that Competition will not be materially altered to the detriment of Entrants who have already submitted a valid Entry.
17. Complaints & Dispute Resolution
Any complaint regarding the conduct of a Competition should first be directed to DreamKeys in writing at the contact details in clause 19. Unresolved disputes may be referred to the National Consumer Commission, an accredited consumer protection ombud, or, where applicable, resolved by arbitration in Cape Town under the rules of the Arbitration Foundation of Southern Africa, without prejudice to any Entrant's right to approach a court of competent jurisdiction.
18. Governing Law & General
These Terms are governed by the laws of the Republic of South Africa, and the courts of South Africa have non-exclusive jurisdiction over any dispute arising from them.
18.1 Severability. If any provision of these Terms is found to be unlawful, invalid, or unenforceable, that provision will be severed to the minimum extent necessary and the remaining provisions will continue in full force and effect.
18.2 Entire agreement. These Terms, together with the Qualifier Rules, the published Prize Profile, and any Competition-specific rules published on the Platform, constitute the entire agreement between you and DreamKeys regarding a Competition, and supersede any prior representation not recorded in them.
18.3 No waiver. A failure or delay by DreamKeys to enforce any provision of these Terms is not a waiver of that provision or of any other right.

By entering any DreamKeys competition you agree to these Terms in full. DreamKeys may update these Terms before a new competition opens; the version in force when you enter governs your Entry.
